The mission of Cabell Reid LLC is to provide high-quality service in property management, leasing and sales. Property Oversight:

  • Maintain comprehensive tenant and property files.

  • Enforce all terms of the lease.

  • Administer lease renewals and rent increases.

  • Maintain tenant's security deposit in accordance with applicable law.

  • License rental property with appropriate government agency.

  • Schedule regular inspections of the property.


  • Collection of rents.

  • Deposit of monthly rental proceeds in owner's financial institution of choice.

  • Payment of mortgage, HOA, condo fees and insurance premiums if requested.

  • Accurate and understandable monthly owner statements with copies of paid invoices.

  • Preparation of year-end statements for tax purposes.

Property Maintenance:

  • Respond promptly to all requests for repairs.

  • Inform owner and seek authorization for all work required or requested.

  • Use contractors who are qualified, insured and competent.

  • Supervise all repairs and inspect work upon completion.

  • Provide 24-hour pager service for emergency repairs.

  • At the end of each tenancy, conduct a thorough move-out inspection.

Tenant Screening:

  • Screen all applicants and potential occupants of the property.

  • Require all applicants and potential occupants to complete an application.

  • Run a credit report on all applicants.

  • Verify employment on all applicants

  • Confirm rental history on all applicants. Speak with current and former landlords.

  • Review potential tenants and screening results with property owner.

Leasing and Sales:

  • Advertise in newspapers such as Washington Post, Gazette papers, and City Paper.

  • List property in MRIS multiple listing service.

  • Post property on websites such as,, and

  • Place listing on Cabell Reid LLC website.

  • Work with owner to best stage their property for lease or sale.

  • Place sign in yard (where permitted).

  • Create factsheet for all potential buyers to review.

  • Negotiate all leases and contracts of sale.

  • Properly account for all Earnest Money Deposits.

  • Follow-through with terms of the Lease or Contract of Sale until completion.
